Once you start a business, you’ve got to find out what motivates you. What nourishes your inner strength and keeps you striving for success? Your motivations are your own, you own them. They are strictly built into your wiring. But you may not know what your motivations are or how to use them to drive you to success. Here are few steps to help you discover out what motivates you and to help you use your motivation to succeed in your home business.

Step 1: Discover Your Motivation.  Some people say that they are motivated by money. I don’t think so. I think that money is only a stepping stone to achieving something that motivates them. For instance, prestige. Wealthy people have prestige and it’s something that can motivate a person to achieve. Also helping others. Some people really motivated to help others and money is something they can use to help others get what they need. Of course there are the necessities of life. We all need money to pay for food, shelter, clothing, transportation and education. Money can help us achieve that as well. Then there are motivators like self-satisfaction through achievement, self-satisfaction through depending on yourself for your own needs.

Step 2: Make A Dream Board.  Once you have identified your motivation, it’s time to put it to work for you. I like the idea of a Dream Board. If you’re unfamiliar with a dream board, it’s a great tool to help you remain focused on your motivation to success in your business. In a dream board you visually portray your dreams, or your motivators. A dream board is nothing more than a piece of poster board from the office supply that you use as a sort of display to remind you of why you are working to succeed. You can display one motivating dream, or 10 if you have that many. If your motivation is to get a new house, then what you need to do is find pictures of houses like you want and post them on your dream board. Maybe you can draw the floor plan of the house you want. Glue on magazine pictures of the kitchen you want it to have, the back yard, or that great 3-car garage. If your motivation is a car, get pictures of the kind of car you want. Get pictures of the interior and the engine. Try to get pictures that are specifically the color you want.

Some people like to add goal tracking to their dream boards. If you’re saving for a down payment on a dream house, maybe you should build a checklist to track how much profit your business has made that you will apply to that down payment. For instance, if your goal is to make a $50,000 down payment, track your progress by checking off $5,000 increments: $5,000, $10,000, $15,000…$50,000.

Step 3: Use Your Dream Board For Motivation.  Place your dream board where you will see it regularly. Maybe you can post it in the kitchen, or in your home office or in the family room. Remember to keep adding to your Dream Board as you find new pictures or drawings you like. When things are tough in your business or you need some motivation just to do the work, you can stop and look at your dream board for a refresher course on why you’re doing it. Maybe this will help you overcome your reluctance to miss a ballgame on TV in order to work on the weekend. Maybe when you’re tired and just want to relax, your dream board will remind you of why you’re pushing yourself. Then you can get back to work.

One of the best parts about being a real estate agent is that you have the power to be your own boss. You may align yourself with a specific over-arching company, but in the end you call the shots. You determine the hours you work – you can do paper work at 5 at night, 5 in the morning or over lunch. You determine how hard you work and, as a result, how much you make. And quite often, you can determine where you work. This means you can work in your home, and when you set up a business in your home, you have the added perks of tax write offs. But those write offs only benefit you if you know what you’re doing.

First, know how to set up your business so that it is legitimately tax deductible. Your office space should be just that: office space. You cannot use that area for anything other than business. It shouldn’t double as your TV room, your kids’ playroom after school, your kitchen or your bedroom. This needs to be your place of business, not leisure. If the majority of your work is off-site, at a home on the market you are showing for instance, but you do your paperwork and handle all other meetings in-house, you can still write off the space. When you do write it off, be sure to do so properly. If your office is half of your apartment, deduct half of your rent. If your office is one-tenth of your house, deduct ten percent of your mortgage.

Within that space there are also numerous deductibles. Your phone bill, for example, can be written off, provided the calls you make on it are for business. It is easiest, then, to have a separate line for your office instead of using the same land line you do for the house (this will also minimize the number of calls and messages not received because of family miscommunication). All of your office furniture and supplies can also be written off. The desk and chair, the lamp, the pens, the files and the filing cabinet are all potential write offs. Hang on to your receipts when you purchase them to make deducting the cost as easy and accurate as possible.

Stepping outside of the office provides additional opportunities for write offs. Every time you get in your car and drive to a home, condo, commercial real estate lot or any other work-related destination, you are covering miles that can be written off. Keep track of the odometer. The miles to and from your home to a homeowners or a seller’s will add up quickly: Texas is a big state; Austin is a big city. You’ll be surprised how much you can deduct come tax day.

Finally, be honest. It may be tempting to write off everything you can imagine as a business expense, but your mother’s visit for lunch isn’t a business meeting. You may get away with claiming it was  once or even a handful of times, but eventually, the IRS will catch wind, and every deduction you’ve made will come into question. Take advantage of the deductions available to you as a real estate agent running your own business in your home. Do not take advantage of the government.

As I was jotting down notes for this article on the things to look for in home business ideas and opportunities, the list grew rapidly. So many different opportunities exist to make a quick buck online. Income claims of “$250k in your first year” are everywhere on the internet. Instead of looking at this in the standard way, I decided to take more of a philosophical approach. So the list I came up with is below.

Tip #1: Look for a business that doesn’t have outrageous income claims.

The Reason: Home Business Ideas and Opportunities are legitimate. So many people make tremendous livings online, working from home, offering a service to society. The problem is that all of these ‘fly by night’ companies that spout off dubious income claims tend to mar the industry. A system I would want to associate with would be one that is both grounded, and innovative enough to NOT have outrageous income claims. The company that is leading the way is most likely the best opportunity.

Tip #2: Look for a business with a track record, a proven system, AND successful leaders.

The Reason: As cliche as it sounds, the crewman are only as good as the captain. You cannot succeed in an industry as competitive as home business without having an incredible team behind you. A true support system with built in training, constantly evolving to best support the entrepreneurs involved.

Tip#3: Find a home business idea that maximizes leverage.

The Reason: The internet is so powerful because of leverage. An industry (like MLM) where you go around and talk to your friends, while possible to be successful, takes forever and really has no “system” in place. A person is only capable of so much. Leverage is key to success online.

Tip#4: Find a community that concentrates on self mastery and self improvement

The Reason: If one is to accumulate money, success, freedom of time, lifestyle, or whatever it is that they desire, they must truly know themselves. Being a leader is as simple, and as difficult, as truly being yourself. If you don’t understand yourself, and consistently work on yourself, it is very difficult to succeed in areas outside of yourself.

Tip#5: Find a system that allows you to work directly with a mentor, sponsor, or some person.

The Reason: Call centers, help lines, and general training stuff is great. The truth is, it’s tough to remain motivated, fine tune your own business, and really grow to your potential without having a person directly involved. It’s the same thing as taking your car to a mechanic: all mechanics are probably capable, but the mechanic you take your car to every time is going to do “the best” job. Find a mechanic for your business in a mentor.

When I was looking through home business ideas and opportunities, I looked for those 5 things (whether I knew it or not!) I found them all in the company I decided to go with, and I haven’t looked back. I, like probably most others, started out attracted to the idea of freedom, wealth, and ‘easy street’. While those things are bi products, they cannot be the focus.
